We install patios and lanais three ways: a full new patio on an engineered base, a lanai conversion over your existing concrete slab, and pool-adjacent patios coordinated with the pool deck. Each has a correct method — and getting it wrong is where most generic contractors fall short.

Mortar-Set Over Slab vs. Sand-Set on New Base
🏗️ Mortar-Set (Over Concrete)
Pavers thin-set directly onto your existing concrete patio or lanai slab. The most common method for screened lanais and covered patios where sound concrete is already in place. Avoids demolition and creates an extremely rigid surface.

🪨 Sand-Set (New Engineered Base)
Pavers set on a compacted crushed-limestone base with a bedding sand layer — no concrete. The standard for new open-air patios. Allows drainage through joints and individual paver replacement. More forgiving of Florida's subsurface movement than a rigid slab.

How We Do It
Our 6-Step Patio Installation Process
Design & Layout
On-site measurement, drainage assessment, material and pattern selection. For lanais, we assess the existing slab. Layout marked before any work begins so you see the exact footprint.
Base or Slab Prep
New patio: excavate 4–6 inches, geotextile fabric, compacted crushed limestone base in lifts. Over concrete: clean, profile, and repair the existing slab for thin-set adhesion. The foundation is where Florida patios succeed or fail.
Bedding Layer
Sand-set: 1 inch of screeded bedding sand over the compacted base. Mortar-set (over slab or large format): thin-set mortar bed. Set to exact grade with drainage slope away from the home.
Paver Installation
Pavers laid in the specified pattern, leveled continuously, precision-cut at borders and around columns, drains, and screen tracks. No lippage, no chipped cuts, clean edges throughout.
Jointing
Polymeric joint sand for sand-set patios — locks joints, resists weeds and Florida rain washout. Grout (epoxy for pool-adjacent and coastal) for mortar-set installations. Compacted and cleaned.
Sealing & Walkthrough
Penetrating sealer applied where the material requires it (travertine, brick — not porcelain). Final walkthrough with you, written care instructions, and confirmation of drainage and finish.

It was installed by a crew that I was told were trained in installing this product. They were not. For the better part of 2 years we struggled with several other supposed paver sub-contractors who could never get it right. Today we’ve finally got the driveway we wanted. They completed a large project around our pool using 3cm ceramic pavers and mosaic tiles wrapping the spa and waterline of the pool. A few months later, they came back to do the driveway also in the same ceramic pavers. The work was done promptly and everything was handled in a professional and efficient manner. Diogo has come back a few times to take care of minor items and is always available to address any concerns. I’m very happy with the work and highly recommend them to anyone.
