Paver & Hardscape FAQ

Straight, Florida-specific answers on porcelain, travertine, driveways, pool decks, patios, lanais and artificial turf — from materials to maintenance to our quote process.

01

Porcelain Pavers

Do porcelain pavers need to be sealed?+
No. Porcelain is a dense, non-porous material fired at extremely high temperatures, so nothing soaks into the surface — no oil, no rust, no algae staining, no color fade. Skipping the sealing cycle is one of the main reasons homeowners in Sarasota and Bradenton choose porcelain over concrete or natural stone.
What are the downsides of porcelain pavers?+
The main downsides are a higher material cost and the precision installation requires — porcelain needs a perfectly graded base since it won't flex the way a thicker, softer paver does. It's also less "natural" looking to some buyers than travertine or brick, though modern finishes mimic stone and wood convincingly, and cutting requires diamond blades and more labor time than concrete.
Is porcelain more expensive than pavers?+
Porcelain generally carries a higher material cost per square foot than standard concrete pavers, and total project cost also depends on thickness (2CM vs. 3CM), pattern, and site prep. Because it never needs sealing or panel replacement over its lifespan, many homeowners find the total cost of ownership evens out compared to materials that require recurring maintenance. We provide a written, itemized quote so you can compare true costs apples-to-apples.
Do porcelain pavers need to be installed on concrete?+
Not always — it depends on the application. For pedestrian areas like patios and pool decks, porcelain can be sand-set over a properly compacted aggregate base. For driveways and any vehicle-traffic area, we mortar-set 3CM porcelain over a concrete slab or engineered base for maximum stability under load.
How long do porcelain pavers last?+
Properly installed porcelain pavers typically last 30 to 50+ years. Because the material is non-porous and UV-stable, it doesn't fade, chip, or absorb stains the way concrete or natural stone can over decades of Florida sun and rain.
What is the difference between 2cm and 3cm porcelain pavers?+
2CM porcelain (about 3/4 inch thick) is rated for pedestrian traffic only — pool decks, patios, and walkways. 3CM porcelain (about 1.25 inches thick) is engineered to handle vehicle loads without flexing or micro-cracking, which is why it's required for driveways. Installing 2CM under a vehicle is one of the most common mistakes we get called to fix.

02

Travertine

How expensive are travertine pavers?+
Travertine pricing depends on the grade (standard vs. premium), finish (tumbled, honed, or brushed), fill type, and thickness selected, plus the overall size and complexity of your project. It generally sits in the mid-to-upper range compared to concrete pavers, reflecting its natural stone origin. We provide a written, itemized quote for every project so there are no surprises before work begins.
What are the disadvantages of travertine?+
Travertine is porous, so it requires periodic sealing to resist staining and slow erosion from Florida's acidic rain and humidity. It's also softer than porcelain or granite, meaning it can chip under sharp impact or heavy repeated vehicle loads, which is why we don't recommend it for driveways.
Can I use Dawn on travertine?+
We don't recommend it. Dawn and other grease-cutting dish soaps are formulated to strip oils, and repeated use can gradually degrade sealers and dull the stone's natural finish. Use a pH-neutral stone cleaner instead and rinse thoroughly — it protects both the sealer and the travertine underneath.
Do travertine pavers get hot in Florida?+
Travertine stays noticeably cooler underfoot than concrete or darker pavers because of its natural porosity and light, reflective coloring, which is a big reason it's a popular pool deck material here. It isn't ice-cold, but bare feet tolerate it far better on a hot Sarasota afternoon than dark concrete or asphalt-based pavers.
Are travertine pavers slippery when wet?+
Tumbled and honed travertine have a naturally textured, matte surface that provides good slip resistance even when wet, which is why it's a common choice around pools. Polished travertine is smoother and not recommended for pool decks or other wet areas — we always specify a slip-resistant finish for those applications.
What is filled vs unfilled travertine?+
Filled travertine has its natural surface pits and holes filled at the factory with a matching resin or grout, producing a smoother, more uniform surface that's easier to clean and seal. Unfilled (vein-cut) travertine keeps its natural open pores for a more rustic, textured look but requires more diligent sealing to keep debris and moisture out of the voids.

03

Driveways

Is it cheaper to pour concrete or use pavers?+
A poured concrete slab typically has a lower upfront material and labor cost than a paver driveway. Pavers, however, are individually replaceable if damaged instead of leaving a visible patch, never need full demolition if one area cracks, and typically hold or add more resale value than plain concrete. We walk every homeowner through the real trade-offs, including long-term maintenance, during the free estimate.
What kind of pavers are best for a driveway?+
For zero maintenance, 3CM porcelain is the top performer — it won't stain from oil or tires and never needs sealing. For maximum longevity, clay brick can last 70+ years. For the best balance of cost and durability, concrete pavers from Florida-based manufacturers like Tremron or Cambridge are the most popular choice. Travertine is not recommended for driveways — it's too soft for repeated vehicle loads.
How much does a paver driveway cost in Florida?+
Driveway cost depends on material choice (concrete, brick, or porcelain), square footage, paver thickness, base depth, and pattern complexity such as herringbone. Site conditions — existing surface removal, drainage, and grade changes — also factor into the total. We provide a written, itemized quote after an on-site visit so you know exactly what you're paying for before any work starts.
Do you need a permit for pavers in Florida?+
It depends on your county and the scope of work — many municipalities require a permit for driveway pavers because they affect drainage and the right-of-way, while smaller patio or walkway projects sometimes don't. We handle permitting as part of our process across Sarasota, Manatee, Hillsborough, Orange, and Lee Counties, so you don't have to navigate it yourself.

04

Pool Decks

What is the best material for a pool deck in Florida?+
Travertine and porcelain are the two top choices for Florida pool decks because both stay cool underfoot and offer excellent slip resistance in a wet finish. Porcelain adds the benefit of zero sealing and total stain immunity from suntan oil and chlorine splash, while travertine offers a warmer, natural stone look. Concrete pavers are a solid, budget-friendly alternative when properly sealed.
How much does a pool deck cost in Florida?+
Pool deck cost depends on material selection, total square footage, the coping detail around the pool shell, and any decorative banding or pattern work. Demolition of an existing deck, if needed, also adds to the scope. We measure on-site and provide a written, itemized quote covering material, base prep, and installation.
Are travertine pavers good for pool decks?+
Yes — travertine is one of the most popular pool deck materials in Florida because it stays cool in direct sun and its natural texture provides slip resistance around wet coping. We specify a tumbled or honed finish (never polished) for deck surfaces, and plan on periodic resealing to protect against chlorine and sunscreen staining.

05

Patios & Lanais

How much does it cost to install a 20x20 paver patio?+
Cost for a patio that size depends on the material chosen (concrete, travertine, brick, or porcelain), the pattern, the base depth required for your soil, and any site prep like grading or removing an old slab. Because every yard and material combination is different, we provide a written, itemized quote after walking the site rather than a generic per-square-foot number.
Can I lay pavers directly on dirt?+
No — pavers laid directly on dirt will settle unevenly, shift, and create tripping hazards within a season or two, especially in Florida's sandy, well-draining soil. A proper installation always starts with excavation and a compacted aggregate base beneath the bedding sand and pavers.
What do you put down before you put pavers down?+
The standard build-up is: excavate to the correct depth, install geotextile fabric to prevent soil migration, add a compacted crushed limestone base in layers (deeper for driveways than patios), then a leveled bedding sand layer before setting the pavers. Edge restraints go in around the perimeter to lock everything in place.
Is a lanai a covered patio?+
Generally yes — in Florida, "lanai" typically refers to a covered, often screened outdoor living space attached to the home, while "patio" more broadly describes any paved outdoor area, covered or not. Many of our clients pave both spaces in matching material to create a seamless look from the covered lanai out to the open patio or pool deck.
Why do paver sealants wash away every year in Florida?+
Florida's combination of intense UV exposure, near-daily summer rain, and high humidity breaks down sealer film faster than in drier climates, especially with lower-quality or improperly applied sealers. A high-quality, UV-stable sealer applied correctly extends the interval significantly, though concrete and brick pavers still need resealing every 3-5 years here versus longer cycles in milder regions. Porcelain pavers avoid this problem entirely since they never require sealing.

06

Artificial Turf

How much does artificial turf installation cost in Florida?+
Turf cost depends on the grade and pile height selected, total square footage, whether infill and a drainage base are needed, and site prep like grading and old sod removal. Larger or oddly shaped areas with more cutting and seaming also add labor time. We provide a written, itemized quote after evaluating your site.
What is the downside of artificial turf?+
Turf has a higher upfront installation cost than seeding or sodding a lawn, and it can get noticeably warmer underfoot than natural grass during peak Florida summer heat. It also requires periodic brushing and rinsing to keep the blades upright and flush out debris, though this maintenance is far lighter than mowing, fertilizing, and irrigating a natural lawn.
Does artificial turf work for dogs in Florida?+
Yes, with the right product — pet-specific turf uses a more porous backing and antimicrobial infill designed for fast urine drainage and odor control, which matters in Florida's heat and humidity. Regular rinsing and occasional deodorizing treatments keep it sanitary. We recommend a dedicated pet turf system for any yard with dogs rather than a standard landscape-grade product.
What should you put down before laying artificial turf?+
A proper turf installation starts with removing existing sod and grading the site, then a compacted aggregate base (typically crushed granite or similar) for drainage and stability, followed by a weed barrier and the turf secured with edging and infill. Skipping the compacted base is the most common reason turf ends up looking uneven or holding water after heavy rain.

07
